In September 2026, replacing the roof on a typical 2,000 sq ft two-storey home in Canada with architectural asphalt shingles costs $13,134 to $17,410 before tax, or about $764 per square (100 sq ft) installed. That includes tearing off one layer, disposal, synthetic underlayment, ice and water shield at the eaves, flashing, ridge venting and labour. Metal roofing runs two and a half to three times as much.

What drives the price
- Roof area in squares (100 sq ft), the single biggest factor.
- Shingle grade: 3-tab, architectural, or premium impact-rated lines. Metal and cedar cost 2 to 3 times more.
- Pitch and storeys. Steep roofs need staging and slow the crew by 30 to 50 percent.
- Layers to remove. A second layer of old shingles adds tear-off and disposal.
- Decking replacement, usually priced per sheet and only known once the old roof is off.
- Local labour rates. Roofer wages range from about $25 an hour in Atlantic Canada to $37 in Québec.
What a roof quote should include
- Tear-off of the existing layer(s) and disposal, including the bin
- Synthetic underlayment over the whole deck and ice and water shield at eaves and valleys
- Starter strip, ridge cap and the shingle brand and line by name
- New flashing at walls, chimneys and pipes, and ridge or box vents
- A per-sheet price for replacing rotten decking
- Workmanship warranty length, separate from the manufacturer warranty
- Cleanup and a magnetic nail sweep
Questions to ask the contractor
- What is the per-sheet price if decking needs replacing, and who decides?
- Is ice and water shield at the eaves only, or the full valleys too?
- Which shingle line exactly, and is it the manufacturer's rated system for the warranty?
- How many layers are you removing, and is the bin included?
- How long is your workmanship warranty, in writing?
Frequently asked questions
- How much does a new roof cost per square foot in Canada?
- About $6.57 to $8.71 per square foot installed for architectural asphalt in Canada, which is $657 to $871 per roofing square. Published Canadian guides put the national range at $5 to $9 per square foot.
- Is a $20,000 roof quote too high?
- For a 2,000 sq ft architectural asphalt roof in Canada, the expected range is $13,134 to $17,410. A $20,000 quote is above that range. Check what it includes: two layers of tear-off, decking, a steep pitch or premium shingles each add real cost.
- Do I need a permit to replace my roof?
- Not for a like-for-like asphalt re-roof in Toronto, Vancouver, Calgary, Ottawa, Edmonton, Halifax or Winnipeg. Montréal boroughs generally require one at $9.80 per $1,000 of work, minimum $167.40. Changing material or doing structural work needs a permit everywhere.
- How long does a roof replacement take?
- One to three days for a typical asphalt roof with a crew of four to six. Steep, complex or metal roofs take longer.
- Should I get more than one roofing quote?
- Yes. Quotes for the same roof commonly differ by 30 to 60 percent. Three quotes, normalized to the same shingle grade and scope, show you which price is the outlier.
